 Hi allnew here and reading with interest the threads particularly regarding properties.Having just come into some money in the UK I am now looking to purchase a small apartment here.I am using as a guide to fees on top of the purchase price the details on the rightmove uk site (info dated April 2013) which states:Agency fees: divided between buyer and seller, from 3 - 8% sale priceNotary fee: 2.5 - 3% sale priceRegistration tax: 3% sale priceLand registry tax: €130 for a main residenceHas anyone here had recent experience of a purchase and could confirm these percentages/amounts?Also, is it customary in Italy to get a geometra to do a survey before a sale is agreed? What would a geometra typically charge for a small apartment?Hope this is fairly clear and that someone can offer feedback. Thanks.mike

If you are looking for a small apartment, Idoubt you are thinking of transferring and living here full time - in which case you will be paying non-resident prices for taxes etc.  Rightmove is hopelessly outdated and mostly wrong - as are most foreign portals.  Since 2014 the taxes are as follows:   9% rateable value for a non residents home - (2% for a primacasa but you must become Itlaina resident within 18 months)The notary fees are in bands depending on your sale price - so for a property of around 100.000 itwould be about 2000 euros. Agencies usually take 3% plus IVA.  

Do not assume it is a no brainer to go for residency as it may be more hassle in the future and end up costing just as much, if not more.Currency fluctuation can also be a large cost and cause of worry. Modicasa, is there no local tax to pay? What rate of IVA (VAT) is payable currently?

I have been resident for some time as I work and live here. It isn't a holiday home but my main residence.I'm closely watching the forex markets and have registered with a few of the specialist companies to eventually do the transfer of funds. Hope Mr Draghi decides to do some QE soon and print a few more notes:).
