Hi,I have taken on the responsibility of managing a large villa with pool in Umbria, The property was a home for a long time and now I would like to offer it to rent for holiday makers. My question concerns the swimming pool. Where can I find the legal requirements of having a pool available to guests, I understand Italy has a policy similar to France in that pool gaurds are required. Where can I find what type of gaurds would meet the legal requirements. Many Thanks for any assistance you may be able to offer. Regards Simon

Hi Simon, one of the basic requirements is that the pool must be no deeper than 140cm, otherwise you'll need a guard. If you can read Italian, you may find this article from Gazzetta Ufficiale very useful: http://www.gazzettaufficiale.it/atto/regioni/caricaArticolo?art.progressivo=0&art.idArticolo=9999&art.versione=1&art.codiceRedazionale=009R0903&art.dataPubblicazioneGazzetta=2010-09-18&art.idGruppo=0&art.idSottoArticolo=1

A private rental villa is not a struttura turistica, alberghiera or extra alberghiera.  It is a private villa.  The law requires that the pool is enclosed - either with a fence or wall with a gate, which would make it impossible for children to gain access alone.   The contract you provide to your guests should also state that you have complied with the requirements of the law by makling the pool area safe and legal and anything that happens is the fault of the guest.
