I have a listed 3 storey house in the centre of Bonorva, Sardinia that includes two commercial premises. This is a solid house in need of renovation. It has been on the market for many years and because nothing sells in Bonorva, I haven't been able to sell it, but have been liable for damages and taxes.  I have been paying taxes for 20 years and have paid for repairs and damages to others. Is there a legal way to limit my responsibilities in view of the fact that I'm caught in this unsolvable situation? I would greatly appreciate any advice you may be able to offer.

The only way out of it, is to ask the comune to exproproiate it, or give it to them.  Even then, its not a given that they will want it.  The Church usually takes everything on offer, but they will make you pay for the donation.   You could see if an associazione or an onlus were interested in taking it on - in a comodato d'uso contract and they pay the maintenance and so on. ...
