I've bought a house near Coreglia Antelminelli.  I'm told that the maximum area of habitable space is 110m2 but that that rule may be relaxed in the next few years.  Does anyone have any knowledge of this rule and its consequences, and of the possible change to the rule?  Also does anyone know of a good builder, joiner etc in the area?  Thanks.

I am right in assuming that there is actually more space, but it is not classified as 'habitable' ?In many Italian homes, there is a cantina, normally on the ground floor, which is not classified as 'habitable'.  You can apply for a change of use - there is a fee for this - to say use as a kitchen- as long as the ceiling height is 2.7m. Also the top floor may be classified as 'soffitto' or storage/attic space.  Again a change of use can be applied for if you want to create additional bedrooms if you have the right ceiling height.
