Land purchase. We have a small farmhouse in Umbria, surrounded by agricultutral land, (owned by the church). We are considering buying an extra "ring" of land around our property, and I wondered if anyone has a sense of what the typical cost per sq metre might be? The land is zoned as pascolo, i.e. agricultural. I know of course that there will be additional fees for the geometra and the notaio, and that we need to take into account the "adjacent agricultural worker's rights" but there is no point in starting the whole process if the cost of the land itself is prohibitive. Anyone has any ideas? Thanks

Many thanks Steve. It gives data for 2011 which is good enough as a general guide. Of course the offical valore is not necessarily the same as you would pay to buy the land.....The valore is broken down by the zoning (whether the particelle are categorized as bosco, pascolo etc etc) so the next step is to track down that information.

Firstly are you sure it is owned by the church?  Many visure show rights of Cathedral of Perugia for example, which are by now extinct.  Secondly when you say a ring - how much are you looking at - its much more expensive buying land if you need to  frazionare an existing particella, and sometimes not even possible as the catasto and comune arent keen on frations of under 5000mq.   BEar in mind that you will have 15% purchase tax on the price paid for the land.    What are the vincoli on the land, could it be buildable? and what are comunal and regial rules on bulding on agricultural land?  Finally - is the land for sale?  If not and you ask to buy it you will have to pay over the odds.

Hi Angelo,  Im a real estate agent based in Sicily- FIAIP associate. I dont do investments myself, but obviously have clients who invest.   I have never shared clients contacts - to e it is a brach of trust.   THe new data protection laws do not permit it, anyway!   

Thanks modicasa, all good points. Clearly the next steps are to get a geometra to do a proper search to establish both title and allocation of the parcels we are interested in. We are not proposing to divide any parcels, so that is OK. But of course you are right; the minute we show interest the price will go up. As far as I can determine at the moment the parcels concerned are pascolo or agricultural land without existing buildings and no rights to build (of course we need to double check this) but if that is indeed the case, do you have a feel for what would be a reasonable price per hectare?  Thanks
