Ciao, Ciao everyone I am new here..

I was wondering does anyone know any good surveyors/Geometra in the Tuscany, Pontremoli region? Also does any one know any good solicitors in that region also that specialises in property ?

Why do Geometra disappear when you need to contact them especially when not living in Italy. I don't understand that this one contacted for months etc now he does not I must go there to find out what is going on. Why is this? I write, email call nothing.

So frustrating as I have my barn to be built.

There is Covid, the surveyor may have many reasons for being unavailable, among others, he could also have caught the disease .., the lawyer is certainly not a hunting dog, he does not need to find the missing surveyor - But maybe, you could look for the person who introduced you to the surveyor

I do not know any Geometras in the area. 

I am an architect and work on renovation projects in north Italy that are about a 2 hour's drive from Milan. Pontremoli is just within range.

However, if it is a very bureaucratic task that you require, then a Geometra is the best solution, if the task requires more than bureaucacy, then there is no reason why you cannot also consider an Architect.

Regarding Lawyers - I again do not know any in the area - but I know 2 english speaking property lawyers in Milan and 1 in Lucca - or if it is a Notary you require I know of 1 english speaking Notary in Milan.

 

Let me know if you can consider an architect and if a lawyer/notary in Milan or Lucca is suitable.

I would consider this but if the Geometra/Architect has papers to do work and has sought permissions do I have to continue with them?

As they do seem to be slow in stating the work or even sending simple things like the costings for the job.

Of course it happens, that a Client wants to change the Professional representing them, or the Building Company carrying out the building operation, and there are bureaucratic mechanisms in place to allow this to happen. It is important to understand how the bureaucracy work to avoid a big mess.

The whole set up becomes easier to understand when you appreciate that for every Planning / Building Application the local Comune needs to know 3 key entities:

  1. The Client, who owns the Property.
  2. The Professional representing the Client (i.e. Architect or Engineer or Geometra) in presenting the Planning / Building Application to the Comune, and / or supervision of the building works.
  3. The Building Company carrying out the building works, at the building site phase.

The Comune needs to know these three entities, in brutally simplistic terms - so as if anything goes wrong they know who is responsible.

If you want to change the Professional representing you – it is of course possible, BUT you need to agree with the old Professional that you do not want them to represent you and to stand down in the eyes of the Comune - and agree a payment for their services to date. A “COMUNICAZIONE DI CAMBIO” form needs to be submitted to the Comune, signed by the old Professional confirming that they relinquish their responsible and that they have been paid by the Client for their Services to this date – the same form should be signed by the new Professional confirming that they have been commissioned by the Client to take over the responsibility, or in Italian “Subentrare”.

sure, that this roughly written thing said by me, as Ronco wrote it, takes on a completely different aspect, even if, in the end, the meaning is the same ....
