i would like to rent out a small apartment next to my studio for holiday lets to artists and anyone else. do i need a licence and where do i find out information.thanks

Hi Anne.You do not need a licence to let for holidays although you should declare income to the Tax Man (UK or Italian).If you intend to let for lonfg terms i.e. 6 months then you will need a contract drawn up between you and the renter as Italian Law is a bit of a minefield if the letting is not strictly Holiday/short term.Beware of artisan lets though, as an aquaintance of ours had a bit of a problem getting an Italian Artist out of his flat after he rented it to him for a month.The Law here tends to favour the Letee in all cases; so I would stick to Holiday Lets only.

 If you want to be an official holiday let - ie on the official list of places to stay you will need to jump through hoops with the APT, and it probably wont be worth your while.  If you let longer term I would recommend that you only let on a contratto transitorio (furnished for up to 18 months) and you retain your rights as landlord.  It means the renter must declare that he is there for work or study and have his residnece in another comune.  The contract should be registered at the Ufficio delle Entrate.If you let unofficially its a breeze, but declare the income on your IRPEF return.
