REDUCED FROM 2,450,000 Casa Santa’ Anna is named after the 13th century chapel that sits in the grounds which is now restored to provide guest accommodation. The property sits at 550 meters above sea level and has superb views over the Tiber Valley towards the Apennines. Sitting just below the ancient Etruscan Hilltop village of Celle and only 12 minutes by car to Città di Castello this property benefits from being immersed in beautiful unspoilt countryside yet an easy drive to a major town a combination easily found.

Completely restored 8 years ago by the current owner to provide a luxurious contemporary home. The technical structure of the architect designed restoration, with its emphasis on steel, glass and light, creates limitless visual access to the wonderful garden and scenery surrounding the house.

This too is open plan and contemporary in design consisting of a 41 square meter living room with a pitched roof of over 3.5 meters, a fitted kitchen with iron stairs to a studio with bathroom facilities (bathroom to complete), a glass roofed connecting section to a double bedroom (ex chapel) with a bathroom area.

There 2.5 hectares of which one hectare is woodland, one hectare of olives (over 100 trees) producing at least 50 liters of oil per year. The remaining half hectare is landscaped garden surrounding the house, irrigated, fenced, gated and has over 200 roses throughout the garden. The private driveway is accessed through electric gates and within the well planted gardens is a 14 x 4.5 swimming pool with a black liner and internal lights.
