The charm of the rustic surrounded by the beautiful natural landscape of the Val di Non.
This charming house is located in the village of Salter, a municipality of Romeno, the birthplace of the painter Giambattista Lampi. Located on a sunny plateau on the southern border of Alta Anaunia, the zone is an interesting reference point for lovers of trekking in the open air who do not want to renounce the charm of art and tradition.
Once inhabited by the ancient Romans, Romeno still preserves monuments and artefacts rich in histories such as Casa Rosati, decorated with Renaissance elements, or the Church of San Bartolomeo, where it is still possible to admire its frescoes in Romanesque and Byzantine style.
In this natural setting, inebriated by the typical scent of woods and orchards, there is a perfectly lit independent villa, thanks to its position which guarantees maximum exposure to natural light. Free on four sides, the property occupies an area of 230 square meters accessible by a double entrance, as well as a large private garden with a porch of 1500 square meters.
The rooms are in good condition and are distributed on three levels for a total of six rooms. Passing the main entrance you access the ground floor that houses a welcoming living room entirely covered in parquet and furnished with showcases and wooden furniture.
The living room includes a portion used as a living room equipped with soft sofas in light colours and adjoins the dining room with table and L-shaped bench. In addition, the living area allows you to reach a delightful veranda equipped with outdoor tables.
On the left side of the entrance, we meet one bedroom, a bathroom with shower and, in a perpendicular direction, a bright kitchen equipped with all the accessories and appliances.
A small atrium takes us to the steps leading to the first level. It is a mezzanine floor with exposed beams and refined decorative elements that stand out for the suggestive natural scenery typical of the Val di Non.
The panoramic view is one of the strengths of the entire house, enhancing above all the study and the two bedrooms thanks to the elevated position. The sleeping area also has parquet floors and is completed by a large bathroom with a bathtub.
Through the staircase that connects the three levels of the house, you can reach the basement with bathroom/laundry, cellar and closet. The level is surrounded by a practical interspace that, in addition to acting as a deposit, ensures the recirculation of the air and prevents the emergence of annoying humidity. The floor includes a spacious tavern of 48 sqm with fireplace and wood panelling, ideal to be used as a hobby room or as an ideal place for recreation and lunches and dinners with friends.
The amplitude of the building, the subdivision of the various rooms and the presence of a private garden make this villa an excellent housing solution and an interesting investment in the short and long term.
