The Tuscan village of San Vincenzo is located in the historic Maremma Pisana, in the province of Livorno.
Surrounded by an incredible natural scenery bordering the coastal park of Rimigliano and the beautiful hills of the Val di Cornia, the tourist resort attracts visitors every year, driven by the desire to explore the natural and architectural beauties of the place. Ancient Etruscan residence, the territory was subsequently inhabited by the ancient Romans and Longobards, makers of important historical constructions, such as the Castle of Biserno. Today partially destroyed, the castle still preserves precious architectural finds such as the Tower of San Vincenzo that served as the background to the historic battle between Florentine and Pisan rebels.
The municipality is one of the most desirable destinations of the Etruscan Coast, thanks to the numerous nature trails organized in the heart of the Rimigliano Park and in the former mining village of San Carlo, to alternate with the discovery of medieval villages such as Suvereto, and days dedicated of relaxation like those offered by the thermal spring of Caldana.
San Vincenzo offers a comfortable touristic port and, especially in the summer, hosts important cultural and gastronomic events such as the traditional Palamita Festival. Housed in an elegant villa built in the '50s, the hotel offers various types of accommodation to meet every need of its guests. Internally, the structure consists of seven hotel rooms besides of two apartments, a two-room apartment and a three-room apartment also suitable for long stays out of season. All accommodations are equipped with bathroom with shower, air conditioning, minibar, safe and some with balcony for exclusive use overlooking the sea.
The property is spread over four levels, the last of which houses a charming terrace of over 100 square meters, with 360-degree views of the Etruscan Coast.
Currently, the hotel has a total of 22 beds with services classified as three stars, which can, however, be easily implemented by converting the apartment used as the home of today's owners. This property is located on the first floor of the building and consists of a cosy living area with living room and kitchen, plus three bedrooms and two bathrooms. The spaciousness of the apartment makes it possible to convert the rooms into different types of accommodation, allowing you to obtain other bedrooms or additional apartments with one or two bedrooms.
The ground floor houses a spacious dining room that can accommodate about 50 seats. Currently used as breakfast room, it can easily be converted, as it once was, into a restaurant open also to external customers, thanks to the presence, under the hall, of a kitchen already equipped with a direct connection to the upper floor through a serving hatch.
The outdoor spaces can be well suited for this purpose, allowing guests to relax in the shade of a gazebo equipped with chairs and tables, ideal for use as an outdoor restaurant or as aperitif outdoor area. The outdoor areas include practical services such as hot water showers and direct access to the hotel's private beach, which is very rare in the area. Currently equipped with sunbeds and umbrellas and frequented by hotel guests. The concession is suitable for the construction of a possible mobile structure on the beach for the construction of a classic Chiringuito, for the happiness of all bathers.
The hotel, which has been open since the '70s, has both an Italian and a foreign clientele, an excellent evaluation both on Booking and trip advisor and an objective development possibility which, by integrating new services and spaces, is able to satisfy the needs of visitors in every period of the year.
