Description of buildings
The property consists of several buildings, surrounded by about 50 hectares of private land.

Main house
The main farmhouse has the architectural characteristics of a "leopoldina" (an old Tuscan farmhouse, with precise architectural features, built between the first half of the 18th and the middle of the 19th century), and is on two levels. It has a net saleable area of about 344 square meters.
On the ground floor there is a large kitchen with fireplace and adjacent wood-burning oven, two large living rooms, one with a fireplace, a study (also with a fireplace) and a bathroom serving the living area.
At the back there are two bedrooms, each with its own en-suite bathroom, and a laundry room.
Upstairs, the sleeping area consists of four bedrooms. The master bedroom has en-suite bathroom and there are two additional bathrooms.

Former farming shed
Next to the main house there is a building, with a net saleable area of 132 square meters, originally used as an agricultural shed and now used as a multi-purpose space. It is perfect for entertaining during the warm season because it has an oven and a sink.

The guest house
Behind the main house there is an approximately 126 square meter building. A portion is used as guest quarters with a large kitchen overlooking a flat terrace, two bedrooms and a bathroom. Another part of the building serves as a workshop and shelter for farming tools.

The caretaker's house
This building is a small farmhouse, with a net saleable area of about 56 square meters. It houses a kitchen/living room, bedroom, smaller bedroom and bathroom, as well as a small technical room and a storage area outside.

On the property there are two barns measuring 23 and 44 square meters.

State and finishing
They are in good condition and can be inhabited immediately.
They still have the typical characteristics and charm of Tuscan country houses both inside and outside.

External areas
The Casale della Vecchia Quercia is surrounded by approximately 50 hectares of land with swimming pool, composed of 33 ha of wood, 9 ha of arable land and the rest is an olive grove and a pasture.

Use and potential uses
Casale della Vecchia Quercia is the perfect solution for those who are looking for a traditional home immersed in the wild nature of Maremma in Tuscany, which is also not far from the sea (half an hour by car).
With its guest house and caretaker's house, the property is also able to generate income. The entire property or portions of it can be rented weekly.
