A private, gated property surrounded by nature, set on a plot of nearly 2200 sq m of land, the property comprises 2 wooden cabins each set out over approx. 55 sq m, as follows:
- Main cabin: Living room with fireplace, open plan kitchen, 2 bedrooms, one with en suite bathroom with shower and a second bathroom with bathtub. To the side of the cabin is a fully fitted catering kitchen and bathroom which can be accessed directly from the living area if so desired.
- Secondary cabin: Spacious open room with two fold-away partition walls which can create 3 separate areas, currently set up as a dormitory with bunk beds. To the rear of the cabin are two toilets and the shower room with 3 showers and a large wash basin.
The property has great flexibility and could be a lovely 2-bedroom home with a playroom, gym, studio, home office, etc. in the secondary cabin or it could be set up as a holiday business either as an outward bounds centre for organized groups or by transforming the secondary cabin into apartments, as 3 holiday rental apartments. There is ample space for a swimming pool is desired.
Access is very good via a tarmac road and the property has mains water and electricity and an in-ground LPG tank for the property’s gas requirements for heating and hot water.
The property is easily liveable without having to do any work. There is plenty of flexibility as to how the cabins could be used so it could be a fun project to adapt the spaces accordingly.
La Baita is located in the hills of Caprese Michelangelo, in the province of Arezzo, in the Tuscan part of the Upper Tiber Valley. Caprese Michelangelo, which is approx. 6 km away, is a charming, medieval, hilltop town of approx. 1,500 inhabitants, whose most famous son is maestro Michelangelo Buonarroti. Caprese Michelangelo is also know for a unique variety of chestnut, which has DOP status (the equivalent of DOCG wine) and which can only be grown in Caprese Michelangelo and part of Anghiari called ‘Marrone di Caprese Michelangelo’.
The gated property is located in a quiet area with a scattering of other houses dotted around amongst the trees. The area is popular with cyclists and walkers as well as foragers looking for wild mushrooms or collecting chestnuts and is well known for its excellent restaurants specialising in seasonal, local cuisine with truffle, wild mushrooms and homemade pasta being key to the menu.
