Description

If you are a lover of history, traditional architecture and nature, this property is an absolute must-see for you, because it perfectly combines all these elements.

Delightfully positioned about 6 kms from Camerino – famous town in Marche for its Universities – this prestigious and historic residence features a striking watchtower, a large garden and a panoramic swimming pool.

The property is accessed via a picturesque country road that crosses a dense and mature forest, up to the automatic entrance gate. From here you enter a real corner of paradise where the view is truly incredible and immediately takes your breath away! The landscape is unique.

A porphyry path surrounded by a wonderful meadow full of flower bushes will lead you to this fantastic residence

The House

The property is arranged on several levels for a total surface area of about 430 sq.m. and has a very unique shape, almost arched. On one end stands the ancient watchtower dating back to the 1200s.

Ground Floor:
In the first part of the house, on the ground floor, there is a room currently used as a study with sofa bed and bathroom. This room has a large panoramic glazed door and is heated with electric radiators. Next to it, a comfortable laundry area has been created, which can be used also as a storage.

In the central area of the house there is a covered patio where you can eat and enjoy the view even in the coldest months. At the back of the patio a technical compartment has been created where some technical equipment have been hidden: two drinking water tanks, as well as one of the two gas boilers and a pellet stove.

From the patio you can directly access the house and step into the large, fully-equipped kitchen. The breakfast bar is a nice space for breakfast / lunch for four people.

A beautiful and large opening with exposed stones and bricks leads into the elegant dining room, which can accommodate several guests and it is equipped with a modern suspended fireplace.

The dining room leads directly to the main entrance hall: a very spacious and carefully restored room connected to a guest bathroom. Here a staircase leads to the first floor.

To the right of the entrance hall is the main living area of the house. A huge and truly unique space! This room is very bright thanks to the large windows facing south and the high ceiling with wooden beams. A large stone fireplace contains a recently installed wood-burning stove, while the side walls are equipped with internal gas heating.
The floor and wall LED lights are also beautiful, giving a touch of class and elegance to this relaxation space.

From the main entrance hall, you have direct access to the first floor, where two very large bedrooms have been created.

First Floor:
On the right there is a double bedroom with bathroom. Many windows (with internal wooden shutters) provide plenty of light during the day. A French door leads to a small covered patio at the rear with enough space for two armchairs to sit down overlooking the countryside.

On the left, a corridor leads the master bedroom: it is very large with double glazed windows, internal wooden shutters and access to the panoramic terrace. Building an en-suite bathroom is possible.

Next to the master bedroom there is a walk-in closet with built-in wardrobe, plus an island and a large bathroom with shower.

The heating of the house is guaranteed by both LPG and pellets depending on the choice.

The Tower

From the wonderful living room you can reach the tower passing through an opening with exposed stones.

The tower (about 10 meters high) is spread over three floors plus a terrace and it is more than 800 years old. It is the highest remaining of a series of watchtowers built to warn the city of Camerino in case of approaching enemies.

The lower level has been converted into a bar / kitchen area, including two wine coolers and space for sofas and chairs. The flooring and the atmosphere are very charming.
This room has a large opening that leads to a separate terraced area, well shaded by the tower in the late afternoon. An internal wooden staircase leads to a double bedroom, which also benefits from gas heating built into the walls.

The staircase continues to the second floor where there is a well-equipped bathroom with shower and a storage.

The terrace of the tower can be reached via an external wooden / steel bridge resting on the hill behind. It goes without saying that the view from the terrace is boundless, simply incredible.

The tower is also suitable for holiday rentals, being completely separate from the rest of the house. This would also guarantee a considerable extra income.

The Land

The property sits in a 1.2 ha land and enjoys a lush garden with superb, breathtaking views, several terraced areas adorned with different colorful flowers. The uncontaminated forest behind is also suggestive.

At the opposite end of the property there is a series of stone steps that lead to the rear of the tower (lit at night), down to the beautiful swimming pool, among beautiful rose bushes and a myriad of other plants. The pool measures 12 mt x 6 mt (H = 1.50 mt) and is surrounded by heat-resistant stone tiles, and it also has a night lighting system with remote control color change.

In front of the house, there is a large panoramic terrace of about 50 sq.m. with a suggestive view, a unique emotion is to sit and admire the nearby mountains.
Below the terrace there is a large room with independent access, currently used for storing pool and garden furniture, as well as space for a study or a gym (about 50 sq.m.). This room is heated with a pellet stove and equipped with double glazed windows and stone sink.

A well hidden cobblestone path surrounds the property providing easy access for periodic gas deliveries.

The water for the irrigation system is available thanks to a well located inside the property, which fills an underground tank.

The property also enjoys a comfortable carport for two cars and storage rooms near the entrance gate.

This splendid stone-built property is located in an ideal setting for immediate access to the Sibillini National Park and the town of Camerino.
