If you dream of a home with a view on one of Italy's most enticing destinations, look no further. This large farmhouse is perched on a hill overlooking the Basilica of Saint Francis of Assisi, a Unesco heritage site.

The historic farmhouse has been lovingly restored, maintaining many original features including the vaulted hallway, terracotta floors, original kitchen sink and exposed beams. Most of the vintage furniture can be purchased by separate negotiation. The most recent renovation has been the addition of ecological heating systems: photovoltaic panels produce electricity. Hot water and heating are provided by thermal panels and two wood furnaces. Because of the excellent insulation, the house is cool in summer and relatively inexpensive to keep warm in winter.

The professional kitchen, with plentiful workspace, three sinks, industrial dishwasher, and large gas oven, leads out to a gorgeous covered terrace overlooking Assisi and the surrounding countryside. The level of peace and tranquillity makes this the ultimate backdrop for family events, small private parties, weddings or retreats.

Additionally, there are several outbuildings and a large, unrenovated space on the ground floor of the farmhouse that can be quickly and easily converted into an extra workshop, event space, or even another 75 sq.m (810 sq.ft) apartment. The total utility space is 572 sq.m (6157 sq. ft). There is plenty of flat land for the addition of a swimming pool and ample off-road parking on the premises in an area that does not spoil the view or atmosphere of the property.

The property is eco-friendly and equipped with all the utilities needed: internet, electricity, double glazing, septic tank with underground drainage, LPG gas heating as well as a state of art wood burning furnace plus a wood burning fireplace and a Rayburn stove connected to the hot water and floor heating system.

The roof is insulated and equipped with solar panels for hot water and electricity of 10,35 kW, with a subsidy lasting until  2032 yielding about 4000 Euro per year. As a consequence hot water and electricity are basically free and heating comes at about 1/5 cost compared to natural gas.

Condition

The owners apartment, B&B and one vacation rental  are in excellent condition with little or no work needed. Part of the  facade needs repainting and one vacation rental needs finishing although the floor is tiled.

All the annexes are to be restored but some are in use as storage rooms.

Location

The property is located just 7 km (4.4 miles) from medieval Assisi and 10 km from Santa Maria degli Angeli and Bastia Umbra. Both villages offer ample opportunity for shopping with more than 10 supermarkets, several farmacies and all manner of small shops from fashion to artisan cheese. All level of schools are available in Assisi proper and nearby villages and Perugia's Universities can be reached with an easy 20 min. train ride.
