Description

Villa Tulipano is an elegant and impeccably-maintained 160 sq.mt. home with spectacular panoramic views located in a peaceful rural setting, a few minutes from the towns of Arpino and Fontana Liri, and only 90 minutes from Rome and its airports.

A private driveway opens off a quiet country road and sweeps up to encircle Villa Tulipano which is set in the countryside with approximately 600 sq.mt. of its own grounds. There is ample space for a swimming pool (subject to the usual planning consents.)

A few steps lead up from the drive to a large covered porch which opens into a wide entrance hallway.

Villa Tulipano has been designed to maximise enjoyment of the beautiful vista down the valley. Running along the south-facing side of the villa, bathed in sunlight from dawn until sunset, there is a large luminous sitting room, opening through an arch into a dining room, beyond which is a lovely country-style kitchen with solid wood cabinetry. All these rooms open onto a wide balcony running the length of the house above a terrace area.

On the other side of the entrance hall, running along the back of the house, there is a cozy winter sitting room with a small wood-burning stove, a study/sixth bedroom, and two attractively-tiled modern bathrooms, one with a bath, the other with a walk-in shower.

A wide, very light flight of stone stairs with handsome wrought iron and wood balustrades leads to the upper level of the home (there is under-stairs storage, an added bonus).

On the upper level, there are five bedrooms and another two bathrooms. Each of the bedrooms is furnished in a different colour. Three of the bedrooms (white and pale blue; gold; soft green) open onto a long, wide south-facing balcony overlooking the garden. Two of these bedrooms are large, and the other one (originally envisaged as an upstairs sitting room and currently the master bedroom) is very large, with very attractive, opaque etched-glass panels in the door.

The fourth bedroom (red) has windows that have been created as complete sheets of glass, with no separate panes, in order to maximise enjoyment of the view. There is a fifth bedroom (decorated in dark blue and cherry red). Like the bathrooms on the lower floor, one upper floor bathroom has a bath, and the other a walk-in shower.

There is also another terrace, with a covered seating area, opening off the central upstairs hallway. This terrace, and hence the upper floor of the villa, can also be accessed by an external staircase.

Every detail has been perfectly designed throughout this home, the ceramic tiles and wood finishes are of the highest quality; the many graceful wrought-iron railings are repainted annually, there is a solar-powered light above the entrance door to provide illumination throughout the night, all windows have external shutters, there is full gas central heating, etc., etc.

There is a separate well-built double car garage and storage area.

Villa Tulipano is set a few minutes drive between the beautiful hilltop medieval town of Arpino and the old spa town of Fontana Liri with its own walled historic centre high in the hills above it. Arpino Is a delightful and historic town, continuously inhabited for more than 2,600 years since the pre-Roman era. Now it enjoys a bustling piazza life with restaurants, shops, cafés and services while retaining an aura of elegance and culture befitting Cicero's birthplace.

ARPINO AND THE CIOCIARIA

Arpino, of Saturnian origins, was a very important fortified city of the Volsci, the Samnites and the Romans. This is testified by the imposing cyclopean walls from which opens a door to sixth acute, unique in Europe. In 188 a.C. it obtained the full Roman citizenship; the city enlarged the territory, with Caio Mario the ager Arpinas was enriched with possessions in Gaul. For centuries, since the high Middle Ages, it has been dominion of numerous lords before making part definitively, after long disputes with the papacy, of the Reign of Naples. Until the unification of Italy it was flourishing for the wool industry. Among the churches we remember that one of San Michele Arcangelo (sec. X), which conserves works of the Cavalier d'Arpino, of the School of the Caravaggio. In the church of Saint Maria of Civita (sec. Xl) it is guarded the wooden statue of the Assunta (sec. X-XI), particularly
venerated by the people of Arpino. The Monastery of S. Andrea Apostolo, one of the most ancient Benedictine cloistered monasteries in the area, preserves an ancient oil crucifix, under which a medieval example of a painted cross depicting Christ triumphant over death was found.

Ciociaria is easily accessible from both Rome and Naples and their respective airports. A day of shopping in Rome is a common pastime, while an even shorter drive takes you to the enchanting beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await you with horseback treks through magnificent beech forests, and sparkling mountain lakes and rivers where you can bathe in the heat of summer. And at the other end of the temperature spectrum, although Arpino itself is temperate, less than an hour's drive will get you to the winter ski slopes.

Ciociaria remains largely an unspoiled gem with beautiful landscapes and medieval hilltop villages. A home or second home in Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or the rolling countryside surrounding them, will offer you an environment where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the "real" Italy and take time off from the crowded crowds of the big tourist cities, while being less than ninety minutes drive from downtown Rome or either of Rome's two airports.
