Description

An enchanting 266 sq.m. country house in the very heart of Tuscany, endowed with a luxurious 10x5m pool and a cozy traditional guest house. Traditional materials such as stones, terracotta and wooden beams – but with a touch of modern comfort are what makes this villa unique.

With its lush 9 hectares of land, some of which set as an elegant private park with a variety of flowers and trees, this gorgeous Villa is the only thing you’re missing to live your Italian “Dolce Vita” dream.

The Villa

This three-floor spectacular property welcomes you and your guests with a charming cypress-lined gravel road – a must in Italian country houses, with its olive trees and a view on the Tuscan hills. Approaching this gorgeous stone villa, you behold the main house. It is located on three levels, two of which you immediately see at a first glance, whilst the lower level is visible on the other side of the building due to sloped lush garden surrounding the main building. Under a gorgeous pergola and its luscious plants, there’s the entrance.

Ground Floor:
Leaving the cool shade of the pergola, you enter the ground floor of this villa. Turning left from the stairs in front of the entrance… behold an enchanting traditional kitchen: classic wooden beams and pianelle ceiling, original ancient terracotta floors and a grand fireplace: need we say more?

Traditional, yet extremely bright due to its large windows overlooking the garden, with the original materials well preserved during the 1998 restoration, this kitchen is a dream for those enamoured of country-house aesthetics and homecooked meals. The large stone fireplace is the heart of this room: towered by a traditional wooden beam, it takes up a whole wall, splitting into a cooking stove with traditional colorfully painted tiles, and the stone fireplace. It is perfect for wintertime but also for cooking meat on open flame while steaming vegetables on the stovetop.

Another large door allows you to access the outside space under the pergola: picture hot summer days, with friends and family unwinding on the iron chairs under the shade of the pergola, whilst a homecooked meal is being prepared in the kitchen… everyone can communicate through the open space, which also lets air and light in.

Turning right from the central staircase you find this floor’s dining area, in the same traditional style of the kitchen, with original terracotta flooring and pianelle ceiling. Having the same conformation as the kitchen, it also has a large door leading to the same garden.
From both rooms you can access a grand living room through a couple small steps, all in the same traditional style, with a grand stone fireplace and a gorgeous stone arch. Two large glazed doors lead you to the breathtaking portico, with stone columns overlooking the garden. A few steps lead you down to the lower level, where the pool is located.

Basement:
The basement offers a large studio space with its own toilet and two glazed doors, rendering this room bright and open, allowing for an easy access to a quieter part of the garden, covered with another smaller pergola to have some shade while working outside. This studio is the perfect work room: it allows you to carry out your tasks in a tranquil space, whilst still being able to run up the stairs (there is an outdoor staircase too!) ready for supper, or have a swim in the pool just around the corner.

From the studio you then enter the most special room of all: the cellar of this villa. Tuscany is worldwide famous for its amazing wines… in this room you can store your own private wine collection, or alternatively employ it as a storage room, a home gym or a library.

First Floor:
This floor is serviced with four bright double bedrooms, all with a spectacular view on the surrounding hills covered with olive trees. Three comfortable bathrooms render this floor extremely liveable for you and your guests. The style is once again traditional, with the same floorings and ceilings as those you find downstairs.

The Annex

Just a few steps away from the main villa, you find this one-of-a-kind guest house (about 100 sq.m.). It is built on two floors, and what welcomes you in the living room is a grand arch with a huge glazed door overlooking the garden. This room is extremely luminous thanks to the two big windows and the glazed door, combining the same traditional materials and glass, as in the main villa. This provides a lot of light and a gorgeous mixture of ancient Tuscan aesthetics and modern comfort.

From the living room you enter the kitchen and dining area through another stone arch. Going down a couple of stairs you find the sleeping area, with one master bedroom and one double, both with en-suite bathrooms and big doors leading out to the garden.

From a separate entrance you also access a technical room, which can be used as a workshop or a storage room.

The Land

A few steps away from the villa, you find an elegant 10x5m pool. It was built on a lowered level compared to the farmhouse, to guarantee privacy. Its shape is sophisticated and its stone poolside flooring allows you to place deckchairs and loungers and calmly relax in the sun.

This property is surrounded by 9 hectares of land, 2.035 sq.m. of which were turned into a lush private park, which also allows for a great level of discretion for the guests of this property.

The surroundings of this luxurious villa may well embody the archetypical Tuscan view: when you think of Tuscany you picture lush gravel roads lined with cypresses, going up and down the gorgeous Italian hills. You picture oceans of olive trees and homemade olive oil… by the way, all over Tuscany you can still spot elderly people picking their beloved olives by hand! You picture hilly landscapes and breathtaking sunsets, turning the stone villas pink in the Summer evenings. You also picture yourself diving into a luxurious pool overlooking your land, your trees, your villa, and sprinting to the portico for a rich meal in the shade. All of this can be yours in this gorgeous Italian farmhouse.

The Location

This property is located near Monte San Savino, a municipality near ArezzoTuscany. It sits in the very heart of Val di Chiana, a gorgeous valley stretching along the border between Tuscany and Umbria.

Arezzo is about 22km from the house: it’s a gorgeous town where one of the first universities in Europe was established. A fun fact: it is near Arezzo that Michelangelo was born, but also Francesco Petrarca – one of the fathers of Italian literature, and Giorgio Vasari, author of one of the most famous treaties about Italian Art History.

Tuscany has been the heart of Italian culture for centuries, and for this reason in this area you can find many churches of immeasurable value, breathtaking monasteries and other great architectural masterpieces, including the amazing ruins of a 117 a.C. Roman amphitheater that back in the day could host events with up to 13.000 guests.

The Val di Chiana Aretina – meaning the part of the valley surrounding Arezzo, is the agricultural soul of Tuscany: its products and traditions have made a strength out of their rural character, and the people of Val di Chiana are still very much in tune with their Etruscan origins. This valley was called “Etruria’s granary”, for its way of providing wheat and nourishment to the whole region.

Not far from Arezzo, the people of Foiano della Chiana yearly host the oldest carnival of the whole Peninsula, still going on after five centuries. Other amazing traditional events are the Palio of Castiglion Fiorentino or the International Photography Festival in Cortona.
