Right in the heart of the beautiful Umbrian countryside, just outside the village of Castiglione della Valle, only 20 minutes from central Perugia, La Serena is a spacious detached villa on two levels with an extensive attic, with sizeable gardens and a large, private swimming pool, currently used as a luxury guest house/holiday home – yet adaptable to other configurations.
The property is accessed by electric gates that lead onto a private driveway through the front garden reaching a large car park where there is a lovely grand terrace just outside the house entrance, enjoying stunning views down the Caina valley.
The front door opens onto a large welcoming hall with a staircase leading to the upper floor where you will find:
an expansive living / dining room with large glazed doors to the patio. This room has also been used to host sewing workshops, seminars and executive business meetings;
a much-admired spacious commercial-standard kitchen with two ovens, a commercial gas hob, a built-in microwave oven and huge larder fridge with an extensive array of storage cupboards and drawers.
two guest bedrooms, both with private bathrooms. One room is adapted for people with reduced mobility and the other (which is vast) sleeps four people with a bathroom adapted specifically for people with disabilities, plus its own exclusive outdoor space;
a bathroom/laundry room, an office, a storeroom and a technical boiler room containing the solar heating and pellet-burning boiler equipment.
The whole ground floor is accessible for wheelchairs, as is the outside terrace.
On the floor above you will find:
four large bedrooms (two with space for sitting) each with private bathroom and individual balcony;
a mini apartment with kitchenette, bedroom / lounge, bathroom and balcony;
a generous office/sewing room.
On the top floor there is an extensive attic area which is currently used as storage – potential for another mini apartment.
The current owners completely restored the house a few years ago, paying attention to details:
emergency lights in all the rooms and alarms in all bathrooms;
modern plastic plumbing throughout the house;
solar panels for hot water and heating, plus a pellet boiler for back-up
very low maintenance required throughout the house and gardens;
all rooms decorated to a high, professional standard.
All heating and hot water uses sustainable or renewable resources.
At the back of the house there is a large swimming pool and a barbecue area with an outdoor kitchen. There are also two wells. The house was constructed using all the latest seismic standards.
