We are pleased to offer this well renovated 4 bedroom village house with garden and within 30 metres of bar and shop in the hamlet of Riana, some 10km north of Barga and an hour from Pisa airport.

The village house provides some 150m2 of accommodation over two floors plus a lower ground cellar/basement. The entrance on the ground floor leads into a small hallway then a spacious living room with access to the terrace, a further hallway then kitchen with dining area, bedroom and bathroom. There is also an exit from the kitchen to the terrace and from the terrace a spiral staircase leads to the garden. A stone staircase leads to the first floor where there is a master bedroom with a private bathroom, a smaller bedroom with a French balcony and a further double bedroom currently used as a study. On the ground floor there is a large cellar/basement where there is a pellet stove, washing machine, small workshop and ample space to store garden/patio furniture. Access to the cellar is available both from the garden at the back of the house and also via a separate entrance at the side of the house. The renovations which were carried out enable the property to have several economical heating options such as gas, pellet stove or air to air heat pump. The heat pump can be operated via an app allowing this to be switched on remotely. There are good parking options close to the house. The village does have a bar/grocery store within 30 metres of the house, and has beautiful views over the Serchio valley below. An excellent property, renovated to a high standard whilst retaining many rustic features and ideal as a primary home or to provide rental facilities.
