Like alan h, I'm slightly confused about your permission as well. It should be very clear what you can and can't do. Don't make the mistake that I did a few years back....Re-roofed my carport. Perfect job, (if I say it myself)  then received visit from municipal police. Result, materials used, (and I'm talking wood here), not compliant with comune regulations. Had to take it all down. Over €2,000 out of pocket.

Pas, the crucial rate is euro-dollar. Sterling, now is such a small fragmant of the world community that it is easy to buffet about. At the start of the year, euro-dollar was 1.46. Now, about 1.20. Sterling has not really moved (on a trade weighted basis) despite moving from 1.10 to the the euro to 1.21 now. The fall / rise is in the euro-dollar rate, not sterling. If you think the euro will continue to underperform the dollar, then wait to buy sterling. Conversely, if you think the euro is going to bounce back against the dollar then buy sterling now. Whatever your opinion on the sterling-euro rate, it will be overwhelmed by movements in the euro-dollar rate.

If you think the euro will not exist in 5 years time, why are you buying now? If you are correct, wait for Italy to go back to the lire. Prices could easily be 40% lower in sterling terms.......unless, sterling falls out of bed as well.

As always, Ram gives good advice. The standard estate agency fee is 3%. (Buyer pays 3%, seller pays 3%). Notary fees as Ram says depend on a number of factors: whether you are taking out a mortgage, how good your understanding of Italian is (translator required), value of property etc. As a really rough guide, people I know recently paid a notary fee of around €10,000 on a €680,000 purchase with mortgage and language translation. On top of that, you have to pay the various impositions referred to by Ram.

I can only speak for here (Sardinia). A 25metre roll of 2metre chain link retails at around €110. For the posts, in treated pine you are looking at something like €12 per post for ones of 2.5metres length. For a 25metre run you are going to need about 16, so cost of posts around €190. Total cost for 25metre run around €300 or €12 per metre. (no labour costs included or cement or whatever to secure posts in the ground). Hope that helps.

You make some very valid points Fillide, particularly about the Italians and "location". About 12 years ago we started looking for property in the Numana-Sorolo area. Even then, most properties we saw had been on the market for years because to the natural Italian buyer the location was wrong.
