We have had a house in Marche for 8 years, and a couple of weeks ago, for the first time, we received a bill from the tax office (Equitalia) - only for E43 - but it is for 'Consorzio Bonifica Musone Potenza Chienti Asola A.

There is so much to do and see in Le Marche during the summer with each small town celebrating with their own festivals.  Sometimes I only got to hear of them by word of mouth from other tourists, or our local Italian neighbours.

Firstly the billing system for many utility companies run a few months behind.  For example looking at one of my bills for last year - the May June consumption was only billed at the end of August and collected on direct debit in September.  So your higher recent bills could relate to summer months that you occupied the house.Secondly the TV licence is being collected via the electricity bill .  On the summary page of your bill it will refer to it as Totale Addebiti fuori fattura.  In the detailed section under Altri addebiti it will refer to Canone abbonamento telev-uso privato.Hope this helps.

This does not apply if you are just a resident.  I believe that the Italian tax authorities will state that your asset i.e. the property -  is in Italy,  and therefore any income that you derive from it , even if it is paid in another currency in another country still has to be declared also locally. In the UK if you own a property overseas that you rent, and pay taxes locally - you still have to declare the income and tax that you have paid on your UK tax return.  However any additional tax you have to pay in the UK is the difference between the Italian tax (you state it would be 23%) and your country tax rate.  I don't know the tax rules for the US, but I don't believe you will have to pay tax twice -once in Italy and then again on the gross income in US. So if you are currently a US tax payer and would have had to declare this as income and be taxed on it, I don't believe that you will be that worse off if you pay taxes locally. PS Another note on my prevous post, the 'tourist police' visit our house in Italy once a year, and check out our identity to prove that we are the owners of the house - even when my husband is up a ladder painting the property !

I would just advise you to do it the 'right way'.  A rental house for tourism needs to be registered with the local Comune, and you need to pay taxes locally.  In Italy there is now a group of people - let's call them the 'tourist police' that are employed by local authorities to check houses that they believe are rented for commercial reasons.  If they turn up on the doorstep of a rental house, they will ask to see the contract for rental to validate the owner, and the income.  If your property is not registered then both your rental guest and yourself could be fined. This has happened to a house in our village owned by English people.

Hi - I was 50 , and my husband 53 when we bought our house in Marche 13 years ago. I was working and in a good job, my husband had taken early retirement, our kids were adults (One had just finished university, the other one at university. )  The reason we bought was my husbands family were from Italy, although not from the area that we bought in.  Financially we had worked out we could pay for the house in 5 years, and I was planning on working until I was 60 and then to spend 6 months of the year in Italy and 6 months in the UK.   However, fate took a role, and due to medical reasons I had to early retire at 52.  Financially we managed , and now spend 6 months in Italy each year. We have had wonderful summers, at a completely different pace of life than the UK , with many friends and family to visit.  However, in 2016 the earthquake struck and our house is seriously damaged, although not fallen down. It will probably take all of the coming year to repair - having to wait for permissions from the Comune and for builders to be available.  No regrets though. I would have thought that maybe now could be a good time to buy, there could be bargains to be had, as the earthquake will have put off buyers in the central regions of Italy.  Just make sure you do your homework on the area (for seismic activity) and the construction of the house.  Good luck.

Do you have an old bill.  Most energy companies will have a section 'Come e dove pagare la bolletta'- and will quote an IBAN number for payment. You will also need to quote your client number 'Codice Cliente'.You could pay this from your UK bank account - iif you don''t know how much you owe, just pay something on account, or if you have an Italian account make a direct payment from there.

Modicasa is right.  We have a property in Le Marche - local commune - Tolentino.  We considered putting up a loggia by our swimming pool.  We are lucky we have a good friend whoe daughter is a geometra. She checked for us and we definately need permission - although don't know whether there is a fee to the commune involved in this as we have not got that far yet.   Remember that most commune's have aerial photos of their properties and can tell it one has changed from one year to the next.Also interestingly the geometra told us that we would have to use a builder that is registered for Taxes/IVA and prove this to the commune to complete the work - I assume to confirm we were not using someone on the 'black' .

I haven't heard of this dish, but I have the Ventian cookery book ' Polpo' with a recipe for Bigoli in Salsa.  As you know Bigoli is a pasta like spaghetti and according to this 'bible' it is only ever served 'in salsa' i.e. with the sauce in the cookery book and NO OTHER !!Salsa is made with2 large white onions - finely sliced and sweat in olive oil til soft.Add 20 brown anchovies and one small glass of white wine cooking gently using a fork to push the fish into the melting onion to creat a thick sauce.

We have a 7.5m x 15m pool.  When we bought the house some 11 years ago we only had a 3 kw supply. (we have upped it since - but not because of the swimming pool). The swimming pool will only need electricity when the pump is being used to clean the water.  Our pump has a timer on it - so we set it to go off twice a day at a time when we are not likely to be using electricity for cooking, washing , etc.
