Hi, I am shocked at the price of our gas from the bomolonne and want to get Italgas in fro all of the apartments.  I wanted to get in touch with Italgas but the number on the site is only for gas escapes and not available from outside Italy.

As far as I know the regulations for B&B stipulate 3 bedrooms for rental as a maximum although 4 are tolerated.  The process is pretty red tape free fro Italy.  I have some very organised Swedish clients who bought one of our apartmetns and who also set up a B&B in another village last year  I can ask them if they would be prepared to meet you for a chat.  They are vey nice and may be helpful to you in saving time getting up and running for this season PM if you would like me to introduce you

Hi    if you were to go for prima casa and then failed to meet the criteria then you wuld also pay the difference (10%-4% = 6%) and a further 30% of this amount as a fine.    The Tax is 4% on a new apartmetn calculated on the notarised sale price if its new and on the cadastral value if its second hand I advie strongly not to underdeclare value and pay monies under the table.  It's illegal, not moral and incerases any capital gain when you sell F

Blimey!  I thought we were a big gang!   I have my own little development in Marche which is going well and i work for a company with developemnts in COmo and Umbria and these are also going well.  I really don't think its that bad and here's why i am optimistic. People now broadly value quality of life more than they did before.  People is a post religious world know that when you're dead you're dead so they want to get as much pleasure and relaxation before the turn their toes up. we see this all the time where people want to live the italian life and as far as I can see nobody is making any more land here with views.  It's warm, it's easy, the foods good, the wines cheap, the land is nice to look at Kroner is high, buying a euro based asset is consequently relatively cheap for Swedes adn for other Non Euro people.  Those that will suffer are people in properties built for working Italians and there I think prices are going to fall twenty of us.....  Wow!

..maybe there's nothing new in me not getting it but I think it's not that bad.  Where are people going to get questions answered?  I don't agree that there has been a drop in house demadn and we are finding this year pretty good both in levels of enquiries and actual deals done.   I dont know who runs the site, where it hosted etc but there are certainly lots of informed people out there and I have learned loads of new stuff I for one would be sad to see this resource go and maybe the tech savvy could let us know if we can do this another way.  I am on a forum called englishforum.ch and its fast, it's well used and vibrant but I havent a clue whose it is and how it works. We can have englishfurum.it I am sure of it and that could provide the same thing but maybe a little faster.  We also need new members so why dont we all try an recruit a few people to pep it up a bit C'mon guys

We have been selling our 13 apartments  in Le Marche for about 2 an a half years and we have had such a variety of experiences.  Some of the people have been incerdibly nice and polite: even those saying no have generally been very pleasant to deal with. Others seem to want to play lord of the manor and have been awful One recent cleint was told at the begining ( as all are) that the price is the price and not to expect a 10% discount added on and then knocked off so that they feel they are getting a deal. The cleint took huge offence, saying not all Italains are like that and that hey understand that the price is the price.  Then they came back and asked for a 10% discount saying that was the norm!  People are MAD! Speaking as a seller ( i also sell houses in Umbria & Como) the buyer really does need to trust you a little and confide the budget but people dont know, maybe the can't know, exactly what they are looking for.  Once they are in  house they know if its right or wrong and then can try and verbalise it.  Sounds odd at first but people arent thinking of a house but more of what they are going to do with their time in ITaly.   Nevertheless, the people who didnt turn up were more than a little inconsiderate

A pool with liner should indeed be about 20 to 30k. Think if 8m is enough to make it useful and if you are swimming lengths it may be too short.  Pools dont need to be a fixed proportion so a long thinner pool may be good for swimmers but not great for splashers. I heard of an alternative system but I have no direct experience of it  The system uses UV light (i think in the pump room) to kill bacteria.  Thinking about this it sounds pretty attractive:  we use Cl or Br to make the water inhospitable to microbes and UV could do the same.  I suspect that if a colony of microbes gets  grip it would not be coped with by UV and you'd need to revert to CL to kill them.  The pool I saw in Como looked in great condition from the neighbouring property  It's worth bearing in mind that in Italy the pool temp is often in the high 30's and if you get dirt blowing into your pool the speed that the pool will degrade can be shocking.   I have seen pools go from crystal clear to broth in a single day Our pool guy says that if the pool water is clear its a good guide that it is safe so no swimming in soup unless you are prepared to purse your lips and plug your ears (which makes swimming tricky!)

Hi, I know a good architect from Falerone who lives in PSG.  He is from a long standing family and has built 13 apts for us in Campofilone.  He has has also done a lot of restoration and municipal work. Hi I live in Switzerland  and have heard nothing about a proposed price increase As for removal, there is a great fellow that you will all drive past if you cross at CHiasso who washes the car inside and out and removes all of your old stickers (CH and Austrian) for just €15.  He is at the roundabout near Bennett Supermarket at Como Nord so you can leave the car, get last bit of shopping and come back to sparkly car with no 'orrible old stickers

PSG isn't as nice as it was when I was a boy.  The fun fair was bigger, the ice creams more delicious and the days at the beach more idyllic.  But CAmpanellis remains one of my favourite places to eat.... anywhere.  happy anniversary   fabrizio
