We are an English family looking to find an Italian mortgage to renovate 'half' of our Italian home. Half will have been finished prior to the mortgage and have been told by Barclays to approach a local lender as I will have Italian residency.

Our derelict casale is 300m2 with a nearly finished converted outbuilding of around 80m2. There seems to be lots of conflicting thoughts on what comprises 'luxury' in terms of IMU which I understand incurs higher taxes.

I read that you are not allowed to let your 'prima casa' but in our case our farmhouse has an outbuilding (not joined) which we are making habitable and would like to rent out to supplement our income. We would be living in our house.

We recently bought a house (September 2011) expecting the tax to be calculated on the catastal value which we were told is always less than the purchase price so worked out a worst case scenario and expected to be a little pleasantly surprised.

I saw some postings regarding driving to Italy mentioning ferry crossing costs of £60. When I've looked into ferry costs they seem to be hugely more than this...we live in Edinburgh but are often South so could use several port options.

There is no cadastral value because the owner, in registering their staus as 'collabente' sacrificed this. Great for him so now 'council tax' like taxes in Italy but a bad situation for a buyer. If I had my time again and a better understanding of the system i would insist the properties were given a cadastral value if possible and start paying the taxes before buying if this means a substantial reduction in purchase taxes. I can't remember though if it's a chicken and egg situation as there are many boxes to be ticked to get a 'certificate of agibilità' which may, or may not, be required to get the building ack on the cadastral register. Maybe it's very simple and  if so, arrange to do it with an agreement with the seller before you buy, even if you offer to pay the geometra etc, if it'll save you tens of thousands of euros!

Hello Gwenwiseman! So what we did as Brits buying our two properties (casale and casaletto) which were both marked as 'collabente' was to say at the point of sale that we were buying as residents, but they were uninhabitable.  Our taxes would have been ridiculous for ruins requiring hundreds of thousands of euros of renovations otherwise. In 2011 in this situation you were given an amount of time, 18 months I think, to get yourself signed on in your commune as a resident. This is/was obligatory anyway if you ever want to stay for more than 3 months so isn't so onerous and easy if you're an EU member (enjoy it whilst it lasts). We ended up living in our half finished casaletto for about 8 months whilst waiting to see what life threw at us. I should add that since this (2012/13) I have written to the commune thwice asking for them to change mt status over to non-resident but they keep leaving me down as resident for some reason. I will actually go in definitively this year ad sort it out. I pay full taxes in the UK as we rented out our house there during these years so had an indisputably UK based income and the advice we had was that , owing to the double taxation agreement, we would not be taxed twice. The reason people like to have the status of their disregarded buildings as 'collabente' is that they then aren't liable to a yearly tax for their very existence. Thanks for the IVIE info...as regards residency it's not just a question of choice; my understanding was that registering for residency is obligatory if you're staying for a stretch of time over three months?

Thanks Charlotte! Yes, I meant the custode giudiziaria. She suggested using a local solicitor to submit our forms and represent us at the auction although I can be there in person myslef if we decide to go ahead. How would I find out about all the charges registered against the property? Do I simply email the custode giudizaria and ask? So far she has been helpful in explaining the process etc but obviously will be bound to some degree of privacy. It would be strange to be prepared to bid for something if it was legal to withold any possible future liability towards charges against it. My understanding is that the wining bidder ( it is sealed envelope bids and then a chance to bid higher in court if there are several interested parties) has all 'charges' currently owing annuled as part of the work of the custode after the sale is agreed. You're worrying me now...coudl hidden 'monies owing' creep out of the woodwork and then you find out that you, as an unsuspecting new owner, are liable? There is also possibly the chance to buy out of auction for slightly more money...but maybe this ends up being riskier in terms of the buyer being less protected by the law than a giudicial auction?

It's amazing stuff. I think it must have invisible microsponges which absorb up oil...just spray it on, it dries within 15 mins, you give it a wee scrup and vacuum it up and oil splodge has gone! I surprisingly found it at a decorating supplies shop in Rieti. If you go online and Google Fila.it you can contact them and they'll tell you who stocks Fila products near you. I saw it on eBay.it but more expensive than in the shop. It cost me €10.70 per can.

To answer my own question, Fila Nospot is an absolute wonder. Simply spray it on and it turns slowly into a white powder that absorbs all oil and grease that has sunk into a cotto floor...even marks I've had for months on  untreated tiles. Also to remove the candle wax it simply dissolved in Filasolv. Thanks Fila!

 Thank you so much. That gives me a good knowledge basis to start from. I agree that it's not the end of the world to see a bit of metal if it serves a useful purpose and as long as our budget doesn't get doubled itmlooks like we'll find ansensible solution!  Now back to the more immediate problem;   how to remove dripped wax and little oil marks from an unsealed cotto floor!
