We are looking to buy a small plot near Alberobello, Puglia with an old Trulli building on it to renovate and extend. We visited the area a few weeks ago and are planning to return in September to have a more thorough look at the area and find out as much as we can about how things are carried out proceedures and applications etc., but the most valuable information would come from people with personal expieriences. If anyone has attempted to venture on a similar project in the region any tips or advice would be gratefully appericiated. I am a builder and intend to carry out the majority of the work myself and wondered if I would have to apply for a licence or permit.Many Thanks Ken

You cannot do the majority of the work yourself - you will need a concessione edilizia or a DIA/SCIA which must name the company that will do the work and will be checked - fiscally as well as materially.  You can paint, tweak etc but cannot do structural work.   Or if you do the work without the necessary permissions you will a) not be able to sell b) possibly have the property sequestered  or c) end up with huge fines.  You need to know whether your local comune  will insist on a DURC - a certfiicate to show your building company is up to date with its tax.   If it does you have to budget to pay other people to restore the house - they can employ you  as a builder, but you cannot do the work in your name (unless you set up a building company) 

Thanks very much, that is the honest up front advice we were hoping to get from people with past experience. Not  quite how I thought would work but similar to here and you wouldn't like to thinkyou were buying or selling anything that had been constructed to a set standard. I will follow up on the procedures mentioned and let you know how we get on.Thanks Again Ken.  

Hi KenWe have restored a trullo outside Alberobello and have a wealth of information and contacts.  All the above information is correct apart from maybe the cost of cone restoration, that sounds very expensive but obviously difficult to comment without knowing the size and state of the original.  As with building work anywhere you really do have to shop around but some basics are - paving €45/50 persqm plus cost of stone, dry stone walling about the same and basic block building of a single storey extension around €500 a sqm.  I would stress these rates are for first class workmanship.  If you need anymore info, just ask as I know how difficult it is to find someone affordable, honest and reliable.

Thanks for that MBK,I have been in touch with an architect from Bari he is putting together a list of the fees for drawings submission fees etc. He said if I am registered as a builder in the EU and I am then I will be able carry out the work under the direction of an Italian technician(Direttore dei Lavori). We are coming out there again in September it would be interesting to see how your project turned out. If it is possible to meet up that would be helpful.Thanks again Ken.

Hi there, I just saw your reply on this web site. We are buying a villa just on the outskirts of Latiano/Mesagne. We will complete the sale around the 11th August and will be in Puglia then for 10 days or so. We have been given contacts for builders/architects by the agent, but we are uneasy just approachng them as we hear horrible stories of buyers beinf over charged by using agents contacts.Is it your job to arrange meetings with good tradesmen and builders or just kindness? Do you think that you could help us to make contact with bullders/architects/Geometra? I would be so happy if I could get a couple of quotes for our work.Many thanks, Steve thecambriasteve@yahoo.com
