We have we have inherited an old stone

We have we have inherited an old stone house after our grand parants. Now the work starts to fix all documentation. Below I have some questions.

  1. The small house was registerd in the "Catstro" with the "Categoria's" A/2, C/2 and C/3 (C/3 is the old bakery ovn in the garden which is registerd as a commercial building)We would like to fix this, and get it all in to one Categoria for a normal "summer-house" as it should be.We have contracted a local "contractor" that is in contact with the Geometra to fix this. According to the "contractor" the work should cost 2.300 EuroWe have now got an innvoce for a pre-paied sum of 600Euro. Is this normal? Anyone with similar experience?
  2. When all documents are sorted ot, we will start to re-build with the help of the same "contractor", the same "geometra" and a new construction company. Our contract will be directly with the construction company. We would like any contract template for how to contract this type of work. Were can I get such?

I would apreciate any discussions around our topic with people that have done similar.Thank you.Espen

So you have a house, a deposit and a commercial premises.  The changes at the catasto will cost about the figure you describe, but you also need to change the destination of buildings at comune level.  Assuming that they are deposit and oven, this will require at least a Scia to do the works to make them residential.  You cant just change the catastal details without the other paperwork to support the change.  The works need to be done first, then the change of destination, at wiich point the catasto will raise your rateable value to reflect a bigger house, so more ImU, Tasi and rubbish taxes.

Thank you Modisca. Interesting information. Let us see where this leads. I guess we will have an interesting journey infront of us.Some of us wants all details of the changes that will take place listed out in a formal innvoice document from the geometro, detailing the different cost elements like fees to Catasto, fees to our Geometro, fees to our local contact person facilitating it all and any taxes that are to be paied on top of this. indecisionI have a feeling that this is not the way it workes in Italy. Do you have any input that can bring value to our internal discussion?Espen
