Update on EU cross-border succession Regulation

I am following with much interest the progress of this new Proposed Regulation, as it will have a great impact on foreign residents in Italy and potentially also British citizens who are resident in the UK but have property here. Ideally it should resolve the current conflict between Italian and English law as to which law applies to the succession which causes confusion over who will be the beneficiaries of an estate, but as the UK (and also now Ireland and Denmark) has chosen not to opt-in it is possible that it will create greater confusion.

House for Sale on Liguria/Tuscany border

I live in England and have a holiday home in the Val di Vara, on the Liguria/Tuscany border. My italian neighbour there needs to sell another house she owns in the village, following the death of her husband. It is semi detached with living room, kitchen. 2 bedrooms, bathroom, good sized landing, windowless storeroom and terrace with magnificent view. There is also the possibility of a cantina and separate bit of garden. The house is in immaculate condition and fully furnished (Italian style).

Hooray! Our house is finished! Well, apart from the water connection... so we couldn't actually stay in it, we just made a flying visit to collect the deeds and the keys and meet the Tricali representative to go through the handover procedure, so through snagging issues, meet the workmen who did the renovation and the property management company representative... an action-packed few days. anyway, we are very pleased with the house, I think they did a good job.

Not sure how to help my neighbour

I've not posted for a long time although regularly read posts. I just wondered if anyone could advise me on the best way to help my italian neighbour. While we were on holiday in June, her husband, who was very old and had been ill for some time, died. She is now worse off financially and desperately wants to sell her other house in the village, which is immaculate and fully furnished and has asked me if I can put it on an English site. Her family have already advertised it in Italy but she doesn't want to use an estate agent.
