Prima casa again

We have had our house here (prima casa) since September 2007. We now want to return to the UK but we are not going to sell our house, but retain it as a holiday home. If we deregister at the commune immediately will we have to pay seconda casa tax, either in full or part? Or should we wait and deregister in September when the 5 years is up?Any help or advice gratefully received.Steve

it all depends on how long you have had residency in your comune. If you have had residency for more than hal the time you have owned the house then there is no problem. However, if you turn your house into a second home for letting, and do not buy another prima casa within a year you lose your prima casa agevolazione for good.

Thanks Ram. If I understand you correctly we will not have to pay any penalty. We have no intention of renting the house or buying another. We may well become resident again when we are of pensionable age. Steve
