To a degree I accept what you say However there will also be legal obligations on the Geometra. I actually paid 2000 euros for the plans and passed them to the geometra to complete the work. Like that the plans are mine they should have been submitted to the commune and he has been asked to return them and sign off after payment in full. After all you would not expect to pay a geometra after you have moved on and had a plumber or an electrician in or done some work yourself. Tricky problem but other stuff I have read says hes done his bit been paid needs to sign off, no fee for that, quote from another geometra. However thanks for you advice I will keep everone posted of the eventual outcome.

Thanks Alan slight problem there sacked my geometra sometime ago as he failed to to correct hidden defects and he is not a nice man and that is putting it politely. and yes thanks again I have looked at that site.

Conviction.There will be lots of evidence that has not been entered into the public forum. The most damning evidence is the DNA. If Knox had lawful access to the apartment occupied by  KERCHER then this would be unsafe. However if KNOX denied that she had ever had access to the apartment or ever had physical contact with the weapon then it is sound. From what I recall she changed her story on numerous occasions  usually denials followed by admissions are part of the best evidence rule and perhaps justice has been done. It is also likely that one or more of the defendants struck a deal with the prosecutors and imparted information. At least one had a separate trial and pleaded guilty. I don't think he gave evidence at their trial but only the prosecution will now what he said in private. It will be challenged at a great expense and the result will be the same. In the UK you either appeal the conviction or the sentence. Don't play with knives if you don't want to get hurt.

I pay electricity by direct debit to Enel. I dont use any electricity as the apartment is not habitable yet. Does anyone know if you can set up the account with Enel so that you only pay the monthly standard charge when you are there and using power.

Annec you are right under normal circumstances I would put it down to expierence and move on. I am aware that it needs to be corrected sooner than later. I have had so many problems with this guy that I am not prepared to let him get away with it this is what they hope you will do. This may or may not be true if it is it could help other people. When I made the sale on my apartment I was told that the vendor was selling becuse he was unable to risk a complaint for A YEAR because he had done dodgy building work. An English builder in Italy has advised me that if he does sub standard work and gets reported he will not be able to continue working for a period of time. A work colleague of mine who is married to a Italian had some damage caused to his property by a builder, who ignored him when questioned about it, his Italian relatives said lodge a complaint with the local police. Which they did, that certainly got the attention of the builder who hot footed it straight round to the relatives and made an offer. In the UK its easier civil claims can be made by youself with a self help DIY package for a limited cost. In Italy I dont have a clue.  But what the heck knowledge is power.He who asks a question is a fool for 5 minutes. He who does not ask a question is a fool forever. Chinese proverb

If you have your plans and you have paid for them to be drawn up why use a geometra. He will want 10% of the building cost and may only visit your premises to check the work on an ad hoc basis. If anthing goes wrong he will shrug his shoulders and ignore you hoping that you will go away. If you can find a builder that has all the required qualifications and get the documents and permissions from the commune use him you can use the saved money on the renovations. Not all geometras behave in this way but a lot do. Act wisely and slowly.

I have paid a considerable ammount of hard earned cash to a Geometra and a builder to renovate the roof of my apartment. It was completed less than a year ago and the contract was for waterproof membrane etc etc and what was required to make good. As you may well have expected within three months it was leaking another builder has looked at it and said that it hasnt been waterproofed where the roof meets the next property, just sand and cement. It will cost a E1000 to correct. I know that to persuade him to honour his obligations a solicitors letter is the only solution, but if all efforts are likely to fail and there is no real comeback on the builder or geometra its like chucking good money after bad. Free advice from anyone with knowledge on this subject would be appreciated.

Hi PetriolaI am new to the forum but have an apartment in Collecorvino or will have when it is finished. I have been looking at options for taking over furniture and bulding materials, but I have been told that it takes to long and costs too much. However you seem to have cracked it with shared driving and I would love to know your route.
