We own and now rent out a property in Italy and declare income on UK tax returns. We are both UK tax resident. We are trying to do everything by the book including registering the activity in the comune (as required by L.R.

I don't think our comune gives a discount for being non-resident but I have a significant discount for not having any bins in the near vicinity. I can't remember the distance required before you get the discount, possibly 0.5km?

What will have a significant impact as well is the amount of assistenza muraria (builder's work) - cutting holes through stone walls, cutting chases in walls etc.

Grazia, I hope your mother didn't marry a foreigner before 1948. If she did she will have lost her citizenship. If that is the case it's still possible to obtain Italian citizenship but the process becomes very protracted.

I think you'll find that the banks of the river are a zona demaniale. This means that you are not allowed to fence within 5m (to allow access for maintenance etc). If you can't fence then this allows access to others onto your garden. I'm sure the Italian experts will be able to explain it better.

Clueless is right. Friends of ours passed through Switzerland and, as usual, the only thing they were interested in was whether you had a vignette.

This depends. If she has died but was a citizen at the time of her death then you can still apply for citizenship "jure sanguinis".If she is alive but has lost her citizenship then she can apply at the Italian consulate to have it reinstated.

Your father will almost certainly have had dual citizenship. It's not possible for all countries but is for UK and Italy

Again, I am not an expert but, if you are in Italy, contact your comune or, if in the UK/US then the consulate. I think it will be straight forward (as anything can be in Italy!) for you.

You can apply for citizenship "jure sanguinis". I'm not an expert but you may have to have a direct line, i.e. that your mother or father have to be/become an Italian citizen first. But otherwise fairly straightforward. see https://italiancitizenshipassistance.com/jure-sanguinis/

The main problem may be acquiring your grandparents documents.

I'm currently suing the Italian state to acquire citizenship as my Italian mother lost hers when she married my father, an English soldier, in 1947
