It depends where you are, and to be brutally honest, if you are going to start a business you need to be fluent in Italian - so you could use the commercialista bit as your first steep learning curve...  I have never met an English speaking commericalista, but there may be one round Taormina.  However, you need to do the main legwork yourself, it pays to know the law better than any professional as they are not legally responsibile for what they tell you.

Calogero is a namealmost unique to Agrigento, and Noto Nica seems also to be a surname from Agrigento - so that part of the family probably came from there and not Vicari.

For doing up the house you need to think of atleast 1000 euros per square meter.  Work out the value of the finished property by looking at other sales , subtract what you would need to spend and you have the value of the house on sale.

Yes, it's on your nationality not where you have lived.  So you are American, but being married to a Brit does help with your Permesso di Soggiorno application!   Good luck.

Ragusa province is historically the safest in Sicily.  Obviously if you buy a house, leaveitempty for mostof theyear  and dont secure it well, it doesnt matter where it is - you will get unwelcome attention.  However, there is very little crime - against property or persons in Ragusa, MOdica etc, and the further from thecoast you go the safer it is.  Giarratana, Monterosso Almo have virtually no crime at all.  There is Zero crime on the small islands - Salina, Vulcano and  so on - for obvious reasons.  Also almost no traffic. Close to the ocean and a shop.

When you signed the atto the notaio should have asked you.  Usually on the first page after your names, it will say something like, coniugato/a in comunione dei beni or separazioni dei beni.  If it says nothing, and you were married in the UK, then you automatically fall into the comunion of goods as that is the default state in the UK.

You say you are the sole owner, because only you signed the atto?  That is all well and good if you are in separation of goods.  If you are married in communioin of goods then your husband automatically owns 50% and you will need his say so to sell.  If on the other hand, the atto says you are in separation of goods and only you signed then the property is 100% yours to do with as you see fit.  Under Italian law it is yours and only yours.

Your husband can have a home in Italy, but not residence - he is tax and legally resident in the UK.  He needs to 'emigrate' immediately.   As it standshe should be filling in an Italian tax return adn paying Italian tax on his worldwide patrimony and deducting what he pays in the UK under the double tax agreement.  This is not financially a good idea to put it mildly
