Unlike the UK where if you do not use your TV or computer for watching live broadcasts, you have to have a licence in Italy regardless of the use of your TV: See [in english helpfully] http://www.abbonamenti.rai.it/Ordinari/Inglese.aspx#1

Having had Having had an open fire when we bought our house, that was beautiful, but burnt trees like they were going out of fashion but heated only about the first foot of the room, we opted for an inset fireplace that heats water and radiators.  If desired the door can be left open for effect or to cook on it.   We burn a fraction of the wood and heat the whole house. Something like this: http://www.vulcanocaldaie.it/ http://www.caminetti.it/termocamini/vulcano.htm You can build it in and choose precisely the type of surround you want, or set it into a wall. Tradition, contemporary/modern the coise is yours.  There are quite a number of different manufacturers of this type of insert to choose from too.

There is a clear difference between the potential UK and Italian tax liabilities for this rental income. My understanding is that it will depend on whether the UK Inland Revenue regard you as liable to declare and pay any tax due on this in the UK.   If so,  then theirs will be the rules that apply to this income/potential gain.  There is not then a question of declaring the same income for the second time in Italy and "netting off" any tax already paid in the UK against what would be due in Italy [in your case I understand there would be nothing to "net off". I am basing this on personal experience which may not apply in your precise circumstances.  As in my previous post the advice of a specialist in such matters should enable you have a definative answer and an easy sleep. Good luck - keep us posted of outcomes!

The answer to this question will depend in part on whether you are considered liable in the UK to file a tax return covering this rental income.    This isw determined against a number of criteria that are considered in order by the UK Inland Revenue. If liable in the UK then there is a double taxation agreement so you shouldn't pay tax in both countries.    From what you know already it would clearly be helpful if your liability to file a return and pay tax on any profit was in the UK as you would be able to offset your mortgage interest. An accountant who specialises in cross border tax matters is really your best port of call.  An Italian based commercialista will be familiar with the Italian rules but won;t necessarily be qualified to determine whether you are liable in the UK or not.Happy to provide details of the person we have used happily for the past few years if you want.   Drop me a PM.

My suggestion would be to get proper professional advice.   Well intentioned though individual advice may be it cannot take into account all of your circumstances, and you could find yourself not complying with either French, Italian or even British taxation rules. It may not be as simple as the number of days you spend in a country other than France that determines whether you are liable for Italian rather than Franch tax on income.   UK regulations for example,  are based on the average number of days over the past four years plus considerations regarding residence, where your centre of economic interests is, whether you maintain a home in the UK etc etc.  The French rules may be similar in their complexity. An Italian commercialista may be familiar with Italian but not French rules - with the risk that you be advised to pay Italian income tax when the French authorities still regard you as laiable there. The international accountant we used is well versed in UK and Italian rules,  I am not sure if his knowledge extends to French rules too, but he will be able to state if he is able to advise you.   If you want his details please PM me.

We have just driven down - but ended up using the Swiss route for max speed, plus couldn't find any low cost accomodation in Austria.   Though the French tolls added up we were able to book a Formule 1  hotel room for 3 people for 32 euro - basic but clean.  .... and there was Swiss border control to deal with which is a litle more compicated with a van laden with furniture!  Look forward to hearing form the others re reasonably priced places to stay in Austria. As for crossings,  we found the cheapest deal for us was LD Ferries Dover-Bolougne at £92 return for van.   Undercut P&O etc by a good £50 and Eurotunnel  by over £350 [they insisted on treating us as commerical freight].
