Any recommendations on an Italian bank? I have used MPS for years and they are fine and I can manage stuff online but they seem expensive, I assume to pay for an extensive branch network.

Many thanks. I'll give it a go when this madness is over and we can travel. We are in a small town in a fairly modern apartment so it might be okay for the trimmer. Fed up of using the hand cutter for my hedges. The worst that can happen is the trimmer gets a return trip back to UK.

So can I use led, screw lamps from uk in italy without changing anything? I always wondered whether voltage would be an issue. I buy almost everything in italy but sometimes time is limited and I have a couple of spare table lamps and a spare hedge trimmer that I could use in italy. Would they work after a plug swap?

I would agree with others here. Just usual common sense on checking the officially registered boundaries and structure aligns with what you physically expect to see. Campania lovely and underrated beyond the coast.

TV licence is normally automatically added to a domestic electricity bill.  You pay IMU via a think an F24 form though I leave that to a relative.

Someone such as Ugo will be better but as a starter, you pay your purchase tax and the notary but as the latter usually acts for both parties then it should be a shared cost. If you were using an agent then that is a shared cost. You are not liable for any capital gains unless the seller wants you to pay that for them so they get a clear amount rather than them having to pay it out of proceeds of the sale. I've seen that done as an informal arrangement but I'm not sure it's a great idea. The seller also needs to settle up any taxes and utilities to date of transfer.

Not sure what happens with a house not yet habitable but eventually, if not now, you will be on a second home tariff if not main residence. It is essentially a tax via a high standing charge so low usage makes little impact.  Same with gas so I use bottle gas to avoid another high gas tariff. I am sure others will be along to advise on inhabitable homes. Finally you will automatically be charged for TV license on your electric do you might want not do a disdetta to avoid the charge until you have a TV.

Very likely now of nice historical value so best frame it but before you do and when next on Italy pop into a main post office and ask but be prepared for a nil value.  We had some issued in the 70s and the records were all clerical, the issuing post office had closed so we had to take a day to go to where the records had been moved. We also had to have Italian proof that legitimate heirs.

A good time to buy and the process is very straightforward but I would suggest you initially rent where you might buy for a year to confirm its right for you in terms of travel, getting to know an area and just getting things done, etc as selling is much difficult than UK.
