Does anyone know whether the rates of IVA for buying and fitting eco-energy appliances like solar panes and a multi-fuel bio-termocamino have a reduced rate of IVA or whether it's still the standard 21% to buy and 10% to fit (at resident's rate)?

Having completed many UK projects with myself as project manager over the years we decided it was time to give me a break and use an architect who also has a separate fee to project manager a 'semi-renovation' of casaletto in Rieti.

Can anyone tell me their experiences of having handmade cotto laid by Italian builders please? We are in Lazio. I was under the impression that our floor was going to cost €22 m2 cost of cotto and around €25 to lay.

I'd agree with you Terry if it were the case that people were always bending the rules deliberately....sometimes though, as with our family, with one of us continually being posted overseas, we would be constantly 'penalised' by countries we had chosen to live in, or would never be able to have the same status as residents anywhere, as we only ever reliably stay in a country for a certain period just because of my partner's job...until retirement. In our case our home in Italy will genuinely be our 'family' home with some jiggery pokery over the next few years until our work situation allows some extended stability!

Fillide and Ram, that's really helpful. Thank you so much. I've been trying to get this information out of our notaio for over a year and am still none the wiser. I think part of the problem is trying to deal in emails in italy... will wait with baited breath for the reply from Ram's notaio.

 Thanks for asking the question stevgwmonkseaton...we have similar queries as having bought our place as a 'Prima Casa' with the intention of renovating and living in Italy full time from the '18 month' period given to us in our purchase contract, my partner's job could well end up being in another country. I am therefore wondering what will happen to us in terms of purchase taxes if I've only been resident in Italy for a year or two and then join him wherever he gets posted? It's particularly important in our case because the house was classed 'collabenti' (derelict) which meant we paid purchase taxes based on the full purchase price not the lower catastal value and it'll be unbelievably financially painful if we have to find the difference in the differing % of purchase taxes for a 'non- resident'. So to be clear RAM, if I take up residence next March as is the plan,  and our little one starts at the village school for a year, but then we may decide to live wherever my partner is posted (likely 4 year posting) we wouldn't be persued for the difference between the non-resident purchase taxes but would obviously have to pay the different IMU etc for the house being classed as seconda casa? In addition does anyone know if there is a 'cut off' point at which, if a property has been given a catastal value which it didn't have at point of purchase, you could go back to the tax office and ask for a re-evaluation fo the purchase taxes. I have heard of this happening but am hazy and haven't heard about it from anyone with firsthand experience...

Ryanair also drop routes too....even ones which have been really popular and consistently full. Because Ryanair established routes from Edinburgh and Glasgow to Rome for years and have now suddenly dropped them there is now no longer a flight to Rome from anywhere in Scotland with any airline! Don't you think that's surprising? As Scottish residents we bought near Rome never imagining in a life of Sundays that it was such an important route worth it would never be dropped...alas!!

Thanks for your comments. I understand about double-taxation but when the two countries don't have a mutually agreed sert of allowable expenses from letting property (I understand alarmingly that I can't, for example, deduct my mortgage interest payments for a rented out UK house in calculting my Italian tax owed simply because the mortgage isn't Italian!) it all feels very alarming! It sounds from what you are saying that I literally have two have two parallel accounts. What I don't understand is under the double taxation agreement will I deduct the UK tax based on between April-April in a rather 'loose' way against tax due in Italy from a Jan-Jan year?  I will goa nd see a commercialista next time I'm out but want to absorb all the complications myself before asking the questions!

Another thought...Can anyone tell me whether switching our Italian property into my partner's sole name (it's currently in my sole name) as his prima casa (he works for the British Council so is a UK civil servant) and thus having the benefit of handing the ins and outs of these double taxation complications to his payroll team sounds like a more sensible idea than having it in my name when all my income is UK based through rental income?

Thank you Penny and Panner, I really do appreciate this advice. I'll be so much more efficient going to a commercialista with all this info' up my sleeve! You mentioned 15% but sometimes 30% being the going rate on allowed 'expenses' on the Italian tax side for let property. Does anyone else have experience fo this and knows when the 30% rate will be allowed? I am feeling very naive...having done the maths my income will drop hugely in paying the second dollop of tax when I become Italian resident if I'm not allowed to claim back certain expenses which have been the norm for me in the UK...
