A friend of mine is thinking about buying an ex-display kitchen from Italy and has been told that there would be no custom duties to pay on importing to England. This sounds strange to me. Does anyone know whether this is true?

Does anyone know if you have to pay custom duties if you take any of your personal furniture back to the UK? Gov.uk implies that you may have to but other sites "suggest" you don't. I can't find any clear guidance.

Previously the latest comments would appear on the top of the page. Now the page is in the date order of the original question. This means that recent comments (to old questions) all but disappear. Can this be rectified?

I can't give you a definitive answer but when we restored (and occupied) our first house we didn't receive our certificato di abitabilità until about 10 years afterwards.

I have been lucky with the builders I have used but I know others haven't. You need to get a detailed quote with quantities and detailed descriptions (a computo metrico) from each trade and show them to the geometra you are using to ensure everything is covered. In particular make sure the general builder has allowed all the work to help the other trades (assitenza muraria); for example making holes in walls for pipework and cables. Although it is riskier using separate trades it will be cheaper and you will have more control over each trade.Golden rule- then don't change anything. I'd allow a further 10% for contingencies. Being a major renovation the IVA should be only 10% rather than 22%

Going back to your original post - if you have to do a complete renovation (everything except the walls) then I think €1000/sm will not be enough. You'll find purpose made joinery particularly expensive. Hopefully in your area you won't have to deal with additional anti-earthquake measures as well.

I don't think it is as simple as that. I'm not an expert but you'll see from the website for calculating the IMU and TASI that there are hidden coefficients. I think that there is a general 5% revaluation of the valore catastale and a further 160% increase for residential properties (less for land and some other classes of property). So your combined IMU and TASI is likely to be about 1.45 (at least in my case) of the basic valore catastale.

How frustrating not to be able to have a simple bill which has number of units x a rate plus clear standing charges. How can you compare with other providers without this information. I've spoken to various locals who also admit to not being able to understand their bill

Although I have no direct experience I understand that there is also a system whereby your father, on payment of a tax based on the catastal value of the house, can ensure ownership passes to you on his death, automatically. I understand all you would need is the death certificate. In the meantime he retains ownership and liability for any taxes. If he passes over ownership now and you are not resident then you would become liable for the annual IMU taxes. I'm sure there are others on this Forum who can provide more details. I don't know the name but it includes the legal term "Usufrutto" (Usufruct in English)

Some current prices for some roofing to be done shortly by a small, local builder in a rural area. Smaller roof than yours:scaffolding €10/m2 (scaffold area of course, not roof)removing tiles, new tiling incl bit.felt and just 50mm insulation €50/m2Flashings €27/mGutters, edge trims etc (in prepainted steel) are separate.Do you have unit rates?

When I was looking once I came across the following websites: www.initaly.com/gene and www.italiangenealogy.tardio.com  I didn't use them as I managed to fill all gaps just by word of mouth until at least the 1850s. Before unification in 1861 records were all kept by the parishes so much harder to access. The other option is to approach the ufficio anagrafe at the comune.

Connor,The first was competitive, but only 2 prices, the second was a single tender. I know this is not perfect but, being a retired Quantity Surveyor, I had my eyes open. After the 1st refurb I had absolute trust in the tecnico and could also see from the computo metrico that prices were reasonable. I think it is a) almost if not more important to take care in appointing a good tecnico as a good contractor and b) not to rely too heavily on the headline tender cost - that is not always the best value. Perhaps, different to Como, our rural area has contractors who have to perform well to survive. It is not a wealthy area where they can dictate terms.
