I would advise employing a local geometra as your project manager. A good one will be up to date with all building regulations and will be able to deal much more effectively with your local comune than if you were to go alone. I'm sure people on here will be able to give you recommendations but you should check that they are on the list of registered geometra at your comune. A reasonable fee would be around 10% of your renovation costs and also expect to pay IVA on top of this.

You should check with your own bank. Ask them what percentage away from spot (the exchange rate that banks deal amongst themselves) that they are prepared to deal at. Compare this, with quotes from any number of currency brokers and ask them the same question. For your own peace of mind, whoever you use, you should make sure, that they are FSA regulated. Ram, as much as I think we all value your advice, all of the mainsteam UK banks will allow you to deal at a rate fixed immediately.

I agree totally with Tilerboy here. We have 350m2 plus of cotta and maintaining the tiles is an absolute nightmare.

Sorry, I think the quote I gave above could be misleading. This would be the price for road overlaid with stone on a hardcore type base on an existing dirt track. Bit like crazy paving. I now realise that you are talking of a gravel pebble road which I don't have any experience on costings.

Hello numerouna,I've never heard of anyone having to apply for planning permission for more than a 6kw supply. It could be that new power lines have to be installed and this could require permission. If the lines are already there, however, you can increase above 6kw very easily. Also a 6kw supply in reality should be around 6.5kw to 6.6kw as there is normally an overerror of 10%.

Will obviously vary from region to region but as a guide, for unskilled labour something like €12-€15 per hour and for a skilled worker around €22-€25 per hour.

As a guide, something around €70- €80 mt2 is about right for full reconstruction.
