One must remember in all this a property is only worth what someone will pay for it, no matter what an Estate Agent may ask, it is in the end down to the Seller to accept an offer which may be 5, 10, 20% below the asking price. To have a blanket figure on property prices gain or loss is both misleading and worthless; a trend on Sold prices over asking price is a far better guide.

Our close friend who is an Estate Agent here in Tuscany has reported many new enquiries form the UK, but during the last year said that over 80% of his sales were down to Italian buyers and only 2% from the UK. He has seen a significant increase though in enquiries from Russia, and the other Baltic regions Latvia Estonia etc... the new 'nouveaux riche' maybe ??

Answer to: 'Cash Back'

No they don't. In fact I think a lot of Italians still use cash to shop with. I know, how strange !!!!!!!!

Yes it was harsh, but having close friends who have lost most of what they worked very hard for 10 years to achieve and have someone ask '.......advise me on a good Italian bank or 2, that does not only lend you money when you dont actually need it!!!' annoys me. I know of several people who have approached Italian Banks over the past few years and been turned down for loans even when they have collateral and the ability to pay it back but need finacial help with improvements to their property/business. So for someone to ask for a logically unattainable scenario at a time, which we are all aware, has seen the worst Banking/Financial crisis in modern times seemed a tad ridiculous. angry

Thanks for your very useful information. I must say we tend to do everthing online now, and being able to pay our ICI without the fuss at the INAC office and post office queue, will be an added bonus. Will keep eyes peeled for the addittions on the Comune web site..

adriatica Was not actually writing off 'Old' houses, we in fact live in a 600yr + house. What I meant that his type of remedial work should be carried out properly at the start of a renovation, as if it needs to be carried out retrospectively then costs are higher and often less effective. Personally I would rather live in a tent than a new build. What I was trying to allude to was peoples expectations in property condition in Italy should not be the same as elsewhere given Italys 'unique' circumstances.
